Al Khawaneej Community overview
Al Khawaneej suburban neighborhood is divided into two districts: Al Khawaneej 1 and Al Khawaneej 2. It also includes a large number of private farms and other agricultural areas. Wealthy families who have had their agricultural businesses for generations choose to live in this neighborhood.
The Yard, Meraas' much-hyped and recently-launched leisure destination dubbed a "suburban hideaway," is part of this district. This picturesque lakefront destination, which spans 350,000 square feet, is a project by the same developer who brought you City Walk and La Mer. It has a lake, bakery, walking trails, an organic farmer's market, and an 18-meter-tall windmill, giving it a rustic feel.
There's also The Last Exit, a quirky food truck park. It also includes the nostalgic Promise Bridge, where padlocks can be fastened as a romantic pledge, making it an ideal location for couples. The Yard also has quirky street art murals, a wishing well, and mesmerizing circus performances.
Al Khawaneej 2 may not be as popular as its other residential precinct, but it is very important for a variety of reasons. To begin with, it is mostly occupied by agricultural lands such as nurseries, farms, and stables for camel and horse breeding.
Al Rawabi Dairy Company, the UAE's leading manufacturer and distributor of dairy and juice products, as well as National Agricultural Development Company (NADEC), one of the largest agricultural companies in the Middle East, have farmed here.

Similarly, a few bus stops can be found on Al Amardi Street near the D89 and D50 intersections. The 11A and 11B buses can take you to the Al Awir neighborhood or the bustling Gold Souk in Deira. Etisalat Metro Station is a 15-minute drive away for those who want to take the metro. Uptown Mirdif Taxi Stand, located in the Mirdif community, is also within driving distance.
Are there any learning facilities in Al-Khawaneej?
Basateen Kindergarten, which is located in the community itself, as well as Creative Nest Nursery and Crystal Valley Nursery, which are located 15 minutes away, provide learning facilities for younger children. Al-Khawaneej also has a few religious studies institutes.

The residential properties for rent in Al Khawaneej, Dubai largely include huge villas with plush surroundings. Unlike the new wave of properties in Dubai that feature various globally-inspired styles, Al Khawaneej villas feature strong traditional Arab elements.
These homes have large courtyards, shaded pathways, boundary walls, and ornate gates. A swimming pool, a water fountain, expansive well-kept gardens, and covered parking for two or more cars are common features on the exterior.
Al Khawaneej villas are available in 3-bedroom, 4-bedroom, and 5-bedroom configurations. In rare cases, a vacant 6- or 7-bedroom house may be found. These houses are divided into two floors and span expansive areas ranging from 4,000 to 15,000 square feet. Two majlis rooms, a hallway, two kitchens, a dining area, a laundry room, a maid's room with a bathroom, and a guest bedroom are located on the ground floor.
Because Emirati culture observes and respects segregated social areas, the interior space of the homes is divided in the same manner. A majlis (a room for social gatherings) for men has a separate entrance to ensure privacy. On the top floor, there are more private areas for families, such as a TV lounge, study room, general bedrooms, and a master bedroom.
The yearly rent for villas starts around AED 110k and can go up to AED 400k, and it is payable in four cheques, as specified by your real estate agent and on the tenancy contract.
Malls and Supermarkets in Al Khawaneej
In Al Khawaneej, Dubai, there are several supermarkets. Lafi Supermarket, Emi Bay Mini Mart, and Weld AlFegir Grocery line Al Amardi Street.
Zam Al Madina Supermarket, Kohaj Supermarket, and Al Ttay Supermarket are among the larger supermarkets in Al Khawaneej. There are also a few mini-marts and grocery stores scattered throughout the neighborhood. The two nearest hypermarkets are Union Coop in Etihad Mall and Lulu Hypermarket in Arabian Centre, both of which are 13 minutes away.
There is currently no comprehensive retail center nearby, but plans to open a mall in Al Khawaneej are in the works. The mall will be built in collaboration between Nakheel and Al Nasr Cultural & Sports Club. This mall will have restaurants, shops, and entertainment venues spread across three floors.
On the ground level, there will be parking for approximately 700 cars. The shopping complex, which will be the focal point of Al Khawaneej, will include a supermarket, anchor stores, a kid's zone, a food court, a fitness center, and a movie theatre.
What are the famous Beaches near Al Khawaneej?
Although Al Khawaneej is outside of the city, you can reach the lively beaches nearby in just 30 minutes. Jumeirah Beach and Al Mamzar Beach are two of Dubai's coastal attractions. These two public beaches consider being among the best in Dubai.
